The Charlotte U.S. Courthouse Annex and Charles R. Jonas Federal Building Renovation was the first of eight courthouses in GSA’s budget to finish on time and within budget. The courthouse stayed operational during construction, with fs3H as the prime Construction Manager, handling everything from design to closeout in 2023.

The project was awarded a LEED Gold certification. Originally built in 1915, the existing courthouse was 134,428 SF. This project modernized that existing space and added a 198,000 SF Annex behind the courthouse for additional office and courtroom space to accommodate the growing needs of the occupants. The original courthouse is on the National Register of Historic Places and great care was taken to maintain the historic character of the building. Following the completion of the renovation and Annex, the federal building has a total of ten courtrooms and space for various offices, including the US Circuit, District, and Magistrate Courts; US Marshals Service; US Probation Office; US Public Defenders; US Attorney’s Office; and the GSA’s Public Buildings Service.
